Case Study: Multi Storey - Controls Upgrade

Masters Contracting was engaged in October 2003 for the upgrade of an existing air conditioning pneumatic control system to Direct Digital Controls (DDC) with a head end PC (with full animated graphics).

The system was to provide dew point control for the supply air down the building and an SMS (text) alarm output. A dial in facility was also provided for offsite monitoring.

The plant consisted of two heat pumps with condensers for water reticulation to four zone heating coils at the plant level and re-cool coils on the floors. An additional basement plant serves the basement to level 1. The system also included an outdoor coil for ambient heating / cooling / rejection making this a unique and complex system.

An extensive site survey was conducted to determine all the points required for control and the wiring diagrams modified accordingly prior to any work being performed on site. The main controllers were incorporated into the existing main switchboard and local controllers were provided on each floor. The core pneumatics was retained and interface was achieved by electric to pneumatic transducers.

The installation was performed over a period of four and a half months with cut-over being achieved on one weekend.

Feedback from the property manager and the tenants throughout the building is that the building has never operated as effectively in the past and there have been no call-backs for controls related problems since completion.
